By virtue of an Order of Sale No. CV2023 11 4544 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

The land referred to herein below is situated in the City of New Franklin, County of Summit and State of Ohio and is described as follows:

Being a part of the Northwest quarter of Section 15, Township 2 of Range 10 and being a part of a 78.414 acre tract of land as conveyed to Kuntz Properties, Inc. By warranty deed as recorded in Official Record Volume 1077, Page 522 and being more particularly described as follows:

Beginning at a 1/2 inches steel axle (spindle) set on the Southwest corner of the Northwest quarter of Section 15 from which a rr spike found bears S. 5 degrees 30 minutes 42 seconds W., 1.10 feet, said point also being in the centerline Johns Road (T.H. 222, 60 foot r/w) and being in the centerline Johns Road (T.H. 222, 60 foot r/w) and the centerline of Grove Road (C.R. 221, 60 foot r/w); thence N. 5 degrees 30 minutes 42 seconds E. along the centerline of Grove Road and the section line, a distance of 1025.15 feet to a 1/2 inches steel axle (spindle) set, said point being the true place of beginning; thence continuing N. 5 degrees 30 minutes 42 seconds E., along the centerline of Grove Road and the section line, a distance of 300.00 feet to a 1/2 inches steel axle (spindle) set; thence S. 87 degrees 01 minutes 55 seconds E. along the South line of lands now or formerly owned by the P.P.G. Co., a distance of 659.89 feet to a 5/8 inches iron bar found; thence S. 5 degrees 29 minutes 05 seconds W. along lands now or formerly owned by Columbia-Southern Chemical Corporation, a distance of 95.10 feet to a 5/8 inches iron bar found; thence S. 18 degrees 49 minutes 20 seconds W., a distance of 240.25 feet to a 5/8 inches iron bar set; thence N. 84 degrees 31 minutes 30 seconds W., a distance of 603.97 feet to the true place of beginning and containing 4.6105 acres of land as surveyed by David J. Bodo, Ohio Registered Surveyor Number 6321 in February, 1993, but subject to all legal highways. The basis of bearing for this survey was the South line of the Northwest quarter of Section 15 and the bearing of N. 84 degrees 31 minutes 30 seconds W. was taken from a survey prepared by Robert J. Warner, Environmental Design Group.

Property appraised at: One Hundred Eighty-nine Thousand Dollars ($189,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
