By virtue of an Order of Sale No. CV2024 10 4852 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being part of Original Tallmadge Township Lot 6, Tract 15 and Lot 5, Tract 16, and further described as follows:
Beginning at a point in the centerline of South Munroe Road, S. 0 degrees 42' West, 1420.60 feet from the intersection of said center line with the center line of Newton Street; thence N. 89 degrees 45' 30" E., 237.00 feet, passing over an iron pin at 30 feet to an iron pin; thence N. 0 degrees 42' E., 85.00 feet to an iron pin; thence N. 89 degrees 45' 30" E., 198.60 feet along the Grantors North line to his Northeast corner; thence S. 0 degrees 42' W., 100.00 feet to an iron pin at the South East corner; thence S. 89 degrees 45' 30" W., 435.60 feet along the Grantors South line to his Southwest corner; thence N. 0 deg. 42' E., 15.00 feet to the beginning, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Eighty Thousand Dollars ($180,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
