By virtue of an Order of Sale No. CV2024 04 1782 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Lot No. 6, Tract No. 4 and described as follows:
Beginning at the Southwest corner of said lot; thence North 3.5 deg. East on lot line 7.91 chains to a stone; thence North 25 deg. East along the center of lot, 14.95 chains to a stone; thence South 89 deg. 45' East along South line of land owned by Stephen Snyder 12.11 chains to an iron pipe and the center of the Old Akron-North Canton Road which is the true beginning for this description; thence continuing South 87 deg. 45' East, 64.28 feet to an iron pipe on edge of right-of-way of new road; thence continuing South 87 deg. 45' East, 637.74 feet to an iron pipe; thence South 28 deg. 15' West, 25 feet to an iron pin; thence South 84 deg. 8' West, 213.96 feet to an iron pin; thence continuing South 84 deg. 11' West, 337.08 feet to an iron pipe on edge of right-of-way of new road; thence continuing South 84 deg. 11' West, 70.32 feet to a point in the center of old road; thence North 35 deg. 30' West of old road center 146.98 feet to an iron pipe; the place of beginning and containing one acre of land more or less surveyed July 1, 1937 by Jesse A. Bonzo, Surveyor, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Five Thousand Dollars ($105,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
