The following described property situated in the County of Summit, State of Ohio, to-wit:
Situated in the City of Cuyahoga Falls (formerly Northampton Township), County of Summit and State of Ohio and known as being a part of the North one-half of Lot No. 21 of said township and more fully described as follows, to-wit:
Beginning at a point in the center line of the Peninsula-Steels Corner Road aka Quick Rd. said beginning point is N. 30 deg. 35' W., 1557.74 feet as measured along said road center from its intersection with the South line of said Lot No. 21 and thence along the North line of a tract of land now or formerly owned by L. S. and E. M. Christ. North 88 deg. 48' West, 375.34 feet to an iron pipe; thence North 4 deg. 80' West, 111.55 feet to an iron pipe; thence North 87 deg. 30' East, 161.53 feet to the center line of a 12 foot private driveway; thence along said driveway center line and curving to the right on a curved line having a radius of 65.8 feet (chord N. 24 deg. 41' E., 81.93 feet) a distance of 88.72 feet to an iron pipe; thence continuing along the center of said line of said 12 foot drive, North 63 deg. 47' East, 84.0 feet to the center of said Peninsula-Steels Corners Road; thence along said road center, South 30 deg. 35' East, 258.00 feet to the place of beginning (an iron pipe is N. 89 deg. 48' W., 34.92 feet from this point) and containing 1.154 acres of land as surveyed December 30, 1943 by Gehres and Kingsley, Surveyors.

Property appraised at: Three Hundred Thousand Dollars ($300,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
