By virtue of an Order of Sale in Partition No. CV2024 05 1965 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 30TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Known as being all of Lot Number Sixty (60) and the West ten (10) feet, front and rear, of Lot Number Fifty-nine (59) in the Koerber Allotment, recorded in Plat Book 8, Page 23, Summit County Records, excepting therefrom that part of said Lot Number 60, in said Koerber Allotment which lies West of the Easterly line of the Akron-Barberton Belt Line Railway right-of-way and which line is more particularly described as follows:

Beginning at the intersection of the center line of Wilbeth Road and Manchester Road; thence West in the centerline of Wilbeth Road 857 feet to a point; thence Southwesterly, bearing to the West by a curve, the radius of which is 1637.3 feet, 243.62 feet to a point; thence South 8 deg. 50' West to a point in the South line of said Lot 62. This exception is intended to include all land in said Lot Number 60 owned by the Akron-Barberton Belt Line Railway, and now included in the Akron-Barberton Belt Line right-of-way, and which was previously deeded to the Barberton, Akron, Eastern Belt Line, the B. & O. Lakeshore, Erie and Pennsylvania Railroad Companies.

Subject to conditions and restrictions of record, easements however created encroachments which do not materially and adversely affect the use and enjoyment of the premises, zoning and taxes and assessments which are a lien but not yet due and payable.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 13th day of June, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
