By virtue of an Order of Sale No. CV2023 12 4697 A to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Lot No. 10 of Kent Allotment as recorded in Plat Book 3, Page 24 of Summit County Records, being further bounded and described as follows:
Commencing at the Northwest corner of said Lot 10 and running thence East a distance of 103.54 feet on the lot line; Thence South 9 degrees 00' West a distance of 75.80 feet to a point on the Southerly line of the lot; Thence North 80 degrees 55' West a distance of 92.65 feet on the lot line; Thence North a distance of 60.00 feet on the lot line to the place of beginning, be the same more or less, but subject to all legal highways.

And known as being a part of Lot Ten (10) of Kent Allotment, as recorded in Book 3, Page 24 of Summit County Records of Plats and describes as follows:
Beginning at a point on the North line of said Lot Ten (10), which point is east a distance of 103.54 feet from the Northwest corner of the lot and running East a distance of 103.54 feet from the Northwest corner of the lot and running East a distance of 34.50 feet on the lot line; Thence South 8 degrees 45' West a distance of 81.22 feet to a point on the Southerly line of said lot, which point is 40.02 feet from the southeast corner of said lot; Thence North 80 degrees 55' West a distance of 34.50 feet on the lot line; Thence North 9 degrees 00' East a distance of 75.80 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 13th day of June, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
