TRACT ONE:
Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio, and known as being a part of Lot 24 and further described as follows:
Beginning in the North line of said Lot 24 and the centerline of Steels Corners Road (County Highway 100), 378.39 feet from the Northwest corner of Lot 24 (iron pin found marking said lot corner); thence, continuing along said lot line and centerline, 153.00 feet; thence South 00 deg. 30' West, 711.76 feet; thence West 153.00 feet; thence North 00 deg. 30' East, 711.76 feet to the beginning and containing 2.50 acres of land as surveyed by Dana D. Fawley, Registered Surveyor No. 4829, November, 1967, be the same more or less, but subject to all legal highways. Subject to restrictions, conditions, limitations, reservations and easements, if any, of record.

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio, being part of Original Northampton Township Lot 24, being part of a parcel of land, now or formerly, in the name of Donald R. Beacham as recorded in Volume 6374, Page 791 of the Summit County Records of Deeds, and more fully described as follows:
Commencing for reference at a 1 inch rebar in a monument box found on the centerline of West Steels Corners Road (60 feet wide) at the Northwest corner of Lot 24; thence South 86 deg. 30' 00" East, along the centerline of West Steels Corners Road and the Northerly line of Lot 24, a distance of 318.39 feet to the Northwesterly corner of aforesaid Beacham parcel and the true place of beginning of the parcel herein to be described; thence South 86 deg. 30' 00" East, continuing along said centerline and Northerly lot line, a distance of 60.00 feet to the Northwesterly corner of a parcel of land, now or formerly, in the name of Buddy D. Martin, Sina E. Martin and Sherry A. Pace as recorded in Deed Volume 7465, Page 344; thence South 03 deg. 31' 29" West, along the Westerly line of said Deed Volume 7465, Page 344, passing over a 3/4 inch pinch top pipe found at 29.89 feet, a distance of 711.76 feet to an iron pin set; thence South 86 deg. 30' 00" East, along the Southerly line of said Deed Volume 7465, Page 344, a distance of 153.00 feet to a 1 inch pinch top pipe (8 inches deep) found; thence South 03 deg. 31' 29" West, a distance of 85.46 feet to an iron pin set on the Northerly line of a parcel of land, now or formerly, in the name of M. A. Harris, Trustee as recorded in Official Record Volume 2160, Page 1508 (a rebar with ID Cap "Campbell & Associates 5096" was found South 86 deg. 34' 50" East at 124.40 feet); thence North 86 deg. 34' 50" West, along the Northerly line of said Official Record Volume 2160, Page 1508, passing over a rebar with ID Cap "Campbell & Associates - 5096" found at 213.50 feet, a distance of 213.44 feet to a point on the Easterly line of Hampton Villa Allotment as recorded in Volume 47, Page 42 of the Summit County Records of Plats; thence North 03 deg. 33' 22" East, along the Easterly line of said Hampton Villa Allotment and the Easterly lines of parcels of land, now or formerly, in the name of Virgil E. Sr. and Carol S. Arrington as recorded in Deed Volume 7232, Page 480 and Hattie Larlham Foundation as recorded as Reception Number 54008790, passing over a 1 inch rebar found at 762.39 feet, a distance of 797.52 feet to the place of beginning and containing 1.4030 acres of land, more or less, surveyed in August of 1998 by Robert A. Dorner, Registered Professional Surveyor Number S-6943, for and on behalf of Bock & Clark under Project Number 98196 and is subject to all legal highway and easements of record. Dimensions in this description are expressed in feet and decimal parts thereof unless otherwise noted. The Basis of Bearings for this description is South 86 deg. 30' 00" East as the centerline of West Steels Corners Road, as evidenced by monuments found, and is the same bearing as shown in Deed Volume 6374, Page 791 of the Summit County Records of Deeds.
NOTE:
All iron pins referred to as being set in this description are 5/8 inch diameter x 30 inches in length rebar with a plastic cap bearing the name of the company that prepared this description.

Property located at: 220 W. Steels Corners Road, Cuyahoga Falls, OH 44223.
Property appraised at: Four Hundred Fifty-six Thousand Dollars ($456,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of June, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
